The truth about those 200 sf sheds that don't need a building permit on Maui...

Wow, I am tired of hearing other Maui Realtors spouting off about how you don't need a building permit to build a 200 sf shed on Maui.  That is such bad information that they keep repeating in front of my clients, and I have to butt in with these qualifiers:

• it's for storage buildings only, on AG zoned land
• there can be no plumbing or wiring involved, or you will need permits 
• you can't live in it!  Even if everyone is doing it, you can't legally live in it.

What are we eating from our Haiku Maui garden this month?

After a very wet couple of months in November and December we are now having to water the garden every day!  There's plenty of new starts going in and more beans sprouting up.  It's a fair amount of work, and there's always weeding to be done, but we really enjoy the results.  

Here are the veggies we can just pick from the garden this month:

• cherry tomatoes
• bell peppers
• swiss chard
• eggplant
• cauliflower
• carrots
• green beans
• bok choy
• celery
• onions and leeks
• baby mixed salad greens
• cilantro, dill, basil, rosemary, parsley

The statistics are in for 2011:  64 single family homes sold and 12 vacant parcels of land sold in the Kula/Ulupalakua/Kanaio region, up slightly from the previous year.

Kula Ridge has won approval from the Land Use Commission, after a 6 year struggle.  The project plans to have 70 affordable housing units and 46 market valued homes on 51 acres, and is expected to take 10 years.  The community has mixed feelings about this development in a mostly rural and agricultural setting, but many residents welcome the opportunity for jobs and housing in their neighborhood.

Awesome fish taco from Island Taco at the Haiku Marketplace, Haiku Maui HI 96708

I finally got a chance to try the fish tacos which I have heard about at the Island Taco stand in Haiku.  The new owners Ron and Cici have really made it look nice and there's tables to sit and eat your taco if you're not in a hurry to get to the beach.  They are in the parking lot of the Haiku Marketplace in downtown Haiku Maui, where Haiku Road meets Kokomo Road.

It's wonderful that there are so many good choices for lunch or dinner nowadays in Haiku Maui.  The Island Taco stand is open Tuesday - Saturday, from 11-4, and stays open until 7 on Wednesdays.  You can also find them in Makawao for the Third Friday Celebration each month (on the night of the third Friday!), where they set up on Baldwin Ave right in the heart of town.

Bring your appetite and try one or two of the tacos... fish, chicken or pork, with all the good fixings.

Maui Sunset is an oceanfront resort with 2 5-story buildings, situated at 1032 South Kihei Road.  Vacation rentals are allowed here.

In the past year there have been 4 sales of Maui Sunset condos in the Maui MLS, ranging from $297,000 - $447,000.

• average sale price $374,750 
• median price $377,500  

None of the recent sales were bank owned properties or short sales.  All were purchased with cash.

Maui north shore Realtor Caravan market update for January 2012

Every second Thursday of the month we hold the Maui Realtors Upcountry Caravan for the north shore area of Paia and Haiku.  This also includes Spreckelsville and Kuau, Huelo and Kailua.  What a surprise to see a list of 16 new listings on today's lineup.  I haven't seen that many since the peak market years ago.  Is this a good sign?

There were a few homes that have been on the market many times over the years and it's always interesting to see them each time.  Even the "divorce jinxed home" was back on the market!

There were some brand new homes in quiet country settings in Haiku, still under construction.  Many of the properties had natural water features like streams and waterfalls.

How to get an avalanche of offers on your Haiku Maui home for sale

2. answer the phone and set up appointments
3. set up as many showings as possible as soon as it hits the Maui MLS
4. provide all the info that buyers need to make an offer
5. check email every 10 minutes and keep answering the phone constantly

With big wave season upon us on the north shore of Maui, people from all over the island are driving out to the countryside of Haiku to find JAWS.  There are no signs so if you don't know where you're going you might get lost.  This week the swell was worthy of a huge crowd who got to enjoy seeing stand up paddlers zooming down the wave faces.  Some cars got stuck in the muddy fields which are not really prepared for crowds.

Watch out for these signs and stay safe.  Don't get stuck in the mud.
