Grand Champions Condos - Wailea Maui

The Grand Champions in Wailea Maui, is a world-class resort with spacious villas set amongst lush tropical landscaping.  The resort was completed in 1990 and is comprised of 20 low-rise buildings, with a total of 188 apartments.  Upper floor units have vaulted ceilings for a more airy feel.  A typical 2 bedroom air condtioned unit has over 1,100 sf of living area, and over 200 sf of lanai.  Some units have incredible ocean and fairway views, while others have a more tranquil and private garden view.  A nice selling point of some units is the lock-out feature, where you have 2 entrance doors, and can separate the condo resulting in a full kitchen 1 bedroom unit, and a hotel room with small fridge.  Each unit can then be used separately, depending on need.  There are 2 pools at this popular vacation destination, each with a spa.   Short term rentals are allowed, and there are many companies here on Maui that will manage your property for you, such as Destination Resorts, and Resort Quest.  The complex does not allow pets though, but there are other places that do. 

For the visitor who likes to be active, the Wailea Tennis Club is located next door, as well as Wailea Blue Golf CourseJoe's Bar and Grill is close enough to walk to, so you don't have to worry about drinking and driving home.  The Shops at Wailea is just a short stroll or drive away, where you can find all sorts of restaurants and retail stores, and of course Real Estate companies such as Wailea Realty, Wailea Group, Century 21 All Islands, Sotheby's International, and Coldwell Banker Island Properties.  Maui resort pool

Closing gifts for clients - what's appropriate?

Do you like to give your clients a closing gift?  How about flowers?colorful flower leis  When it's a first time home buyer I like to give them their keys with a flower lei, to congratulate them on their purchase.  It's such a BIG EVENT for them, it's nice to help them celebrate with a gift.  I will get them something else as well, but flowers are just a nice touch.  When the client is a seller, sometimes they need help getting some things done to help close the sale.  Other things I have given as closing gifts for buyers and sellers:

  • bottle of champagne 
  • orchid plant
  • potted plants
  • set of pots and pans 
  • kitchen basics to get them started
  • gift certificate for Lowe's

How important are the pictures?

Do you like to see lots of pictures of a new listing?

Digital cameras are everywhere these days.  The quality of a low cost digital camera has improved greatly over the past few years.  Cell phones and PDA's are able to take snapshots and even mini movies.  If there's not a good retail outlet near you, there's always the internet where you can find any number of easy to use and well priced options.  With all the technology available to agents, is there any reason why a new MLS offering should be without pictures? 

If a picture tells a thousand words, what are we missing when there aren't even just a couple of simple pictures?

  • views

  • architecture and style

painting of Hawaii homeHave you ever been in a hurry to get your new listing out on the market, and put it out there without any photos  The first day is very important, as you never get a second chance to make a first impression.  An agent should take the time to get 2 or 3 good photos or more of all listings before entering them into the MLS system. 

It could make the difference between a quick sale or no sale How many are you allowed to have?

Paragon 4.0 rolls out

Are you using the Paragon MLS browser?  The new version Paragon 4.0 is coming out, and here on Maui we will be using it starting on October 31st.  Does that mean it will be scary?  :)

We have already been warned that the look is completely different, but it will be more user friendly.  Does anyone have any feedback regarding the Paragon system?  What do you like about it compared to previous systems you used?  Do you use the Contact Manager feature? 

How about the auto-notifications?  Do you have it set up to notify yourself of new listings in your neighborhood, or on your street?  Do you send auto-notifications to clients

 Can you automatically send yourself an email update when a property closes?  Wouldn't that be nice?

What about duplicate listings?

What do you think about duplicate listings? Are you allowed to put your listing in more than one category? Say you had 5 acres with a small 400 sf house... would you put that in vacant land, or in residential? Do you want it to get in both categories just in case?   Does your MLS allow it?  What are the pros and cons?  Currently our MLS does allow it, but not many agents actually do it.  It becomes a bit tricky if they forget to update both at the same time.

Our admin people say that the duplicate listings can mess up the statistics if agents don't deal with the extra one after the first one closes, or expires.  Especially in a small market like ours, those extra listings can skew the statistics and give a false impression.  Ideally, the twin listing should be cancelled once the primary one goes into escrow.... but even then it creates a statistic of a listing that was cancelled, when in reality it sold.

Maui has some pretty high priced real estate, but don't let that fool you.  Check out this HUGE price reduction on a sweet plantation style fixer upper in Haiku.  Now priced at $375,000.00 from an original $495,000 less than 3 months ago.  This is a super deal on Maui, for a home with a water meter and electricity.  Hey there's even a peekaboo ocean view in the front yard, as you can see!  Bargain hunters take note.

cute plantation home in the country mauiI recently toured this quaint country home with some buyers who would like to move here.  They were really charmed by it's character and location, but were torn between this and another property for sale.  The quarter acre lot is surrounded with pastures on 3 sides, for privacy.  The lot fronts on the meandering Hana Highway for easy access and entrepreneurial possibilities, and has mature fruit treesand Hawaiiana landscaping.  There's a huge carport, a detached garage and a tool shed in addition to the cozy 2 bedroom house with den.

You'll have to go a long way to find a better value than this on Maui.  The neighborhood is very rural, with cattle pastures and State Forest Reserve all around, and some other homes in the village.  The main city Kahului is only about a half hour drive away, on a paved road!  For the best in country living and convenience, look no further.  Be sure to call your favorite Maui realtor to get you in to see this wonderful Haiku home.

Aloha and welcome to Kahului - home of the Realtors Association of Maui - otherwise known as RAM.  RAM was formerly called the Maui Board of Realtors.  Kahului and sister city Wailuku are considered the main towns of the  island, and are centrally located in the central valley between the West Maui mountains and Haleakala to the east. 

RAM is dedicated to serving the Realtor community of Maui county, which includes the islands of Maui, Molokai and Lanai.  The friendly staff is always available to help with questions or other matters. RAM emails all agents a weekly newsletter with industry news and statistics, upcoming educational classes, and reminders of special events.  In addition to Realtor members, we also have affiliates like lenders, title and escrow companies, and service providers such as home inspectors and pest control experts.  This month we have about 1,660 members. Being a small island, it's easy to get to know many people in the industry, and we tend to see each other around a lot.  3 or 4 times a year we have General Membership meetings which are designed to educate and inform members of new policies or market trends, and we often bring in well known motivational speakers.  Each month we also try to have a Hot Topic of general interest, with a guest speaker, which is free for members.  There is always plenty going on at our great facility, and involvement is encouraged. From what I gather, we have a very forward thinking association and we are extremely lucky.

Maui Realtors also like to help out in the community to improve the quality oHabitat House 2007 Mauif life for Maui residents. 

Each year the RAM members sponsor a house build for Habitat for Humanity, and this year we built 2 homes for local families in the Wailuku area.  With fun activities like a golf tournament, whale watch excursion, and charity walk, plenty of money is raised for the RAM Presidential Scholarship Fund, the Maui Food Bank, and more! 
We have a number of volunteer committees that deal with topics like: Arbitration; Education; MLS; and Government Affairs.  We want all of Maui County to know that we care.  Once a month we have a Hot Topic of general interest, that's offered FREE to anyone who wants to come.

RAM has a public website at  www.RAMaui.com with great resources and links.  Here you can find a Realtor, peruse statistics, read the Code of Ethics, and learn about Maui.  On the site you can surf the active and pending listings with WebSearch, either by scrolling through the most recent new listings, or searching by area or other criteria.  This is the same WebSearch that you will find on most agent sites.  You can contact the staff by phone (808-873-8585), by fax (808-871-8911), or email (info@RAMaui.com).

Like many other areas in the US, we use the PARAGON browser to keep educated about MLS information and updates.  This online MLS system allows agents to input listings, search listings, and send auto-notifications to clients who are actively looking for a property.  Paragon is constantly improving their technology to better help the Realtor community with their needs. We are all looking forward to Paragon 4.0 which is about to be released at the end of this month, October 31st.  Some other Hawaiian islands use a different system than Paragon, but all Hawaii Realtors are allowed to join our MLS if they want to participate.

In the central valley area of Maui is the town of Kahului.  This is the commercial center for our island, where you will find the shopping malls, movie theaters, and lots of services.  Kahului is also where most of you will land when arriving by airplane, as the airport is just on the edge of town. 

Some of the lowest priced homes on Maui are right here in Kahului.  Harbor Lights Condominiums are a prime example of low priced housing, but with an ocean view!  That's Harbor Lights on the right, with a total of about 350 units in 4 buildings.  This project was built in 1974, and includes a swimming pool in the inner courtyard, and elevators.  There is now a security guard at the gate to regulate traffic in and out.  Maui Community College is located behind this complex, making it an easy commute for students. 

Today,October 19th 2007, there are currently 32 listings available in this well situated complex, with prices ranging between $145,000.00 (1 bedroom) to $237,000.00 (2 bedroom).  Many of these units have been upgraded and have granite counters and new appliances.  Not suitable for vacation rentals, these are geared towards local families who work in the central area.  With such a great selection of units, a buyer should be able to find just the right apartment for their needs.  I am available to help any buyers to find their first home on MauiSEARCH ALL MAUI CONDOS by name.

Downtown Haiku Maui HI - 96708 - what you'll see there

  HAIKU is not just a style of descriptive poetry, it's a country town on Maui, at the corner of Haiku Road and Kokomo Road. Here at the Post office for zip code 96708, you can get personal service, and they'll remember your name.  There is a town center (which I will describe in this blog), and a diverse outlying area as well.  In the plantation days, this was the center of a thriving pineapple industry, with 2 large pineapple canneries.  As time went by, the main processing plant moved to Kahului, leaving behind the old canneries to gather dust.  After years of abandonment, as new people started coming back to Haiku, the buildings were refurbished and tenants moved in, and the space was put to good use as the commercial center of Haiku once again.  In the last few decades they have really improved the facilities and expanded the parking areas, and number of eateries.  Sleepy little Haiku is now a real hub of commercial activity, with restaurants, shops and services, and ALL THAT.  Nearby neighborhoods include Rice Camp, Pico Tract, Haiku Country Estates, and Haiku Hill.  Haiku is home to a range of people from banana farmers to pilots, and from all countries you can imagine.  The warm ocean and steady tradewinds tend to attract a lot of watersports lovers who end up buying homes in Haiku or Paia.  A lot of property around here is zoned Agricultural, and you will enjoy seeing pastures and farms as well as some of the last pineapple fields in Hawaii

Next to the Post Office, you'll find the Haiku Town Center cannery which has recently been upgraded and improved. It appears there might be some spots for rent.  Right now you will find a lot of restaurants and shops, including: Lynne's Cafe; Cakewalk Bakery; Veg Out Restaurant; Haiku Hair Studio; Tiffany's Salsa, and a Fitness Center.  There's even an historic old First Hawaiian Bank Building which is now used by Consuelo's Catering.

Isn't this a cute place?  It's no wonder people are flocking here to live.

Don't forget there's also the Pauwela Cannery - just a short distance away.

Across the street on Kokomo Road you'll find this old cannery that hasn't changed a whole lot, the Haiku Marketplace.  Some of the tenants in this building are: Naish Sails Hawaii; Haiku Grocery; Haiku 88 Cent Video; Colleen's Bakery and Restaurant; Spa Luna Day Spa; Haiku Laundromat; and Haiku Medical Clinic.  There's plenty more, including some great food choices in the parking lot, like fish tacos.  Kokomo Road will take you upcountry to Makawao town, with all its charms, but that's another blog for another day!  If you're coming this way, let me be your guide to Haiku, MAUI.

POTTERY STUDIO FOR KIDS

If you live on MAUI and have kids, you probably already know about Kids & Company.  These 2 great stores sell educational toys and things for kids, not just the usual plastic junk. Their original store in the Maui Mall has now morphed into an art studio that's open every day with creative activities for both kids and adults. Mostly it functions as a pottery studio where you can design and create unique items to take home.  The owners, Mario and Ladini, have a lot of kids of their own, so they're providing something that really works for kids and their parents.

Besides being open each day, they are also available for private parties at night, and encourage adults to have theme parties where everyone can participate in the fun of being an artist. Baby showers, birthday parties and school field trips can now be really memorable, with something fun to take home.

Blog Action Day - Where's the Beef?

As my contribution to BLOG ACTION DAY, I'm choosing to write about something close to home. 

My husband  has a lease on some Hawaii State land for grazing purposes, and has a small herd of cattle. He's not going to get rich raising cattle, but it affords us the ability to raise our own organic beef, which is a nice perk.  The animals live a low stress life, grazing and sleeping in their own private paradise.  They aren't fed any antibiotic laced hi-protein grains to make them gain weight.  No poisons are sprayed in the pastures to control weeds.  Their diet of grass makes for some super lean meat.  We always have some beef in the freezer, and the dogs love the bones. We have the meat processed at the DeCoite's plant in Makawao, and they will wrap it too for an extra charge.  Over the years we have turned on a lot of our friends, and lately I'm hearing...."when are you going to kill another cow?"  It seems everyone has acquired a taste for the lean and tasty hormone-free meat from our happy grass fed herd. There is a general trend here in Hawaii, for a better beef product that is good for the consumer as well as the environment. 

Maui is still largely an agriculture based economy with large tracts of land devoted to open pastures.  It adds to the natural beauty that the residents and visitors value so much.  How can we keep Maui green and rural, yet still economically viable?  We need to have more sustainable agriculture, and be less dependent on imported foods, including beef.   There's hope on the horizon for Maui beef...Maui ranchlands and pastures

Maui Cattle Company is a group whose mission is to keep ranching alive in the Hawaiian Islands for future generations. They are a consortium of ranches that includes Haleakala, Ulupalakua, Kaupo, Hana and Nobriga Ranches on Maui, and Olumau Ranch on Kauai.  In the recent past, live animals are shipped to the mainland to be fattened on grains, then processed and shipped back to Hawaii as table ready beef.  Maui Cattle Company is attempting to eliminate that part of the equation and keep the business at home.  Since they sell directly to the consumer and eliminate the middle man, they can provide a product that tastes better and is competetively priced.  In order to keep up with demand, they plan to build a new processing facility in Kihei, to supplement the one in Kahului.  Their high quality all natural beef is on the menu of more than 50 Maui restaurants, and sold directly to consumers at a number of outlets like Longs Drugs, Hanzawa Store, and Mana Foods in Paia.  So next time you're on Maui, be sure to look for the local beef on the menu, or at your favorite independent grocery store, and you'll be doing a good thing for Maui's economy and the environment.  We can all do our part, even in a small way.

Starfruit Season on Maui

I love it when the STARFRUIT are ripe.  These are one of my favorite tropical fruits because they are so delicious to eat just the way they are, or prepared in dishes.  Their unique shape is really appealing when cut in cross sections to make little yellow stars.  Kids love them because they look so cute.  Toss them into a salad for a sweet zing.  Chop them up with onions, hot pepper and cilantro or mint for a fresh salsa that will get you rave reviews.  Throw some in with the sweet and sour meatballs instead of pineapple.  Garnish a tropical drink!

They are easy to grow here in Haiku Maui.  We have 2 trees at home that go off at slightly different times, so we have fresh fruits for a couple of months in the fall.  Whatever we can't eat or give away, we feed to the horse and donkey.  I get a charge watching them slurp up these juicy treats, with the sweet juice running out of their greedy mouths.

Upcountry Realtor Caravan - Paia/Haiku Maui October 2007

I mentioned the other day about Haiku Realtor Caravan.  Let me explain what that is exactly.  Fidelity National Title sponsors our Upcountry Caravans every Thursday so the Maui real estate agents and affiliates can get together and preview all the latest listings in the past month.   On the 2nd Thursday it's always the area of the north shore, Haiku and Paia-Spreckelsville-Kuau.  There are usually anywhere from 8-18 listings, some land but mostly homes... starter homes and fabulous country estates.  This month of October we had 14 properties to see, and it takes a few hours to get to all of them, because Haiku covers a lot of ground.  Of course some agents like to provide refreshments, which is always a good way to attract more eyeballs.  Some weeks there is so much food it's obscene, with catered spreads and custom made omelets!  It's a lot of fun, and everybody knows everybody and many of us carpool together.

Sometimes I'll take pictures - here's one of the lowest priced offerings in Haiku, listed for $610,000.  It's a plantation style home that's been remodeled and upgraded, but not too much, so it still has a lot of old timey appeal for buyers

Confessions of a Superferry traveler

When I first heard about the Hawaii Superferry years ago I thought - it will never work.  Remember the Hydrofoil passenger ferry from about 30 years ago?  That was a good thing at the time, but they just couldn't make any money, and ended up going out of business.  Now the Superferry plans on doing interisland trips, but they are going to be very expensive, compared to flying.  We were very negative about the whole thing, especially the traffic impact here in Kahului Maui. inside the Hawaii Superferry

 

Anyway, a few years went by and here comes the Superferry to Maui, just as planned.  One day the Superferry came to Maui and offered an open house event, which we signed up for.  We made an appointment online, and showed up at our prescribed time and went on board.  We got to wander all over the ship, along with other local people, and oohed and aahed at all the wonderful features.  We thought this would be the only time we would ever go on the boat, as the fares would be too high to make it worth our while.  We took lots of pictures and laughed it over with our friends, who all mocked us for going.  Compared to the BC Ferries up in Canada, the Superferry was a cute little boat, and so new and clean.

Well the next thing you know they offered $5 one way fares at the last minute.  For $30 we could both travel to Oahu and back with our car... such a deal!  Who could refuse an offer like that?  So again we booked online, a trip that left on a Monday and returned the next day.  We could visit an old friend on Oahu, stay in Waikiki and have a mini vacation.  How exciting it would be, to "drive" to Oahu and have our own car with us over there.  We got to the port early, and went right on.  There were only about 200 passengers, and the car decks were not full.  The staff were all very friendly and helpful and we were treated very well.  There was a real buzz of excitement in the air and people were having fun.  Some had even brought their own plate lunches with them, even though we were offered free sandwiches and drinks.  As the ferry passed around the back side on Molokai, we had some great sightseeing and caught a glimpse of Kalaupapa.  Two and a half hours after leaving Maui, we arrived in Honolulu, again with some great views of Diamond Head and Honolulu.  It had been a really good trip over, and everyone on board was stoked and smiling as they headed for the car deck to disembark.

But it turned out that the ship was not allowed to return to Maui the next day, so we were stranded along with the rest of the Maui people who had sailed over.  No big deal, as they offered to reimburse us for any expenses incurred by the inconvenience.  We made the best of it and returned to Maui by air, which wasn't really that much quicker when you factor in the time spent getting to the airport early.

It took about 2 weeks to get my car back, but they were nice enough to rent a car for me in the meantime.  My husband volunteered to go and fetch my car, so he had the pleasure of the return trip from Oahu to Maui.  He said the boat was almost empty that time, as they were only taking Maui people and their cars back, and returning with Oahu people and their cars.  That was the final trip of the Superferry, and it's looking like it won't be able to do business in this state.  It's kind of sad to think about all the employees who had such high hopes for their new positions, only to be left without jobs. 

We're glad we had the opportunity to travel on the Superferry, even though it has been such a controversial issue.  We're happy to say we didn't bump into any whales, and the traffic we experienced was no different than any other day really.  After it's all been said and done, I think it could have been a good service between the islands if done properly.

Today on Realtor Caravan in Haiku, I met a nice young man who has a tree trimming service for palm trees.  What's unique about his service is they don't use foot spikes to climb the coconut trees, they use specialized tree platforms with rubber straps to wrap around the trunk.  The spike wounds on palm trees never heal up, unlike woody trees.  Apparently, the spike holes become bigger holes which can expose the core to harmful bacteria and disease.

Pe'ahi Farms on Maui has just closed it's very first sale, marking a turning point in this spectacular new project in Haiku.  Lot 3, a prime oceanfront 3.25 acres, closed on October 5th for $2,100,000.

The developers Holt and Everhart claim to specialize in the creation of socially responsible villages and mixed use developments.  Their vision for Pe'ahi Farms is to tackle the fine line between development and preservation of diverse agri-business, in a traditional agricultural setting.  They hope to achieve a preservation of open space, while increasing the opportunities for enterprising Maui agri-business.

Pe'ahi Farms is a 240 acre site at Opana Point, on the windward coast of Maui.  About 180 acres of the parcel will be dedicated to farm use, and is currently open fields and deep gulches.  In the future this may be converted to a diversity of marketable crops, a native plant nursery, and cattle pastures.  The remaining land has been subdivided into 15 fee simple AG lots of varying sizes ranging from 2.69 acres to 9.2 acres.  There will be building restrictions to ensure a quality neighborhood, and to maintain the ocean view corridors.

The Farm hopes to employ alternative methods of power production like wind turbines and photo-voltaics, as the location lends itself well to this endeavor.  The Farm will also promote green principles like organic farming and water conservation, while working with the community to educate the public.

Here on Maui, AG zoning allows for a homeowner to build a main house of any size, an additional farm workers dwelling up to 1,000 sf, and other farm related buildings.  When submitting house plans for approval from the building department, you will be expected to submit a farm plan outlining your strategy for using your land.  If you have any questions about Pe'ahi Farms, or about buying land and building a home on Maui, please inquire for more information.

There's a brand new condo development in north Kihei, Maui, right across from the popular windsurfing beach, next to Ohukai Road.  There are 112 units located in 22 two-story buildings, and some of them are already occupied while the final ones are being finished. This project has a pool and rec center, as well as plenty of open space for kids to play.

Kai Makani Beach Villas is a pet friendly complex geared towards owner occupants, and vacation rentals are not allowed. Prices range from $525,000 to $725,000 fee simple. Due to strong demand when they were offered a few years ago, most of them have sold already, but there are a few available today.

Here on the north shore of Maui we have plenty of steady wind, thanks to the Tradewinds.  We have been using wind to power our homes for many years.  This is a picture of our Bergey wind turbine on a 60 foot pole, which has been running and making power for us for years.  My husband can take it down by himself, but it's easier with a little help.  We haven't yet tried a Skystream, but I like the concept of their design, and hope to see one in action here in the neighborhood soon.

Let's see if we can get more communities to accept wind power as a viable alternative.
