I've been a geek too long - tomorrow's another day

Dear Diary,

Don't you hate it when you can't get it all done?  Yesterday was a long day of responding to calls and emails, showing properties and writing an offer on a Kihei REO.  Sometimes there's just not enough time to get it all done before midnight.  I could sure use a clone, or maybe an assistant, at times.  Plenty of buyers have been calling lately and it feels like the real estate tide might be turning.

It seems I spend all my waking hours tethered to the computer, like it's some kind of appendage.  What did we ever do BC (before computers)?  How do people spend day after day, year after year sitting at a desk and staring at the screen?  I can't do it.  I need to get up and get moving before my eyes go square and my ass turns to wood.

Yesterday it took over 2 hours to see 2 Haiku listings, and they were very close to each other.  At the second one, we had to hike up a rough road to the top of the 4 acre new listing, and the ocean views were fantastic.  It was good exercise, just what I needed.  I can see that a lot of agents won't bother getting out of the car for this sale.  Nice property, nice price - I would buy it if I didn't already have one...haha.  The buyers liked it and I have emailed them some sold comps... waiting for a response.

Of course the cell phone was patchy up there, and I had a few messages from neighbor Barb saying she wasn't connecting with the WWOOFer and might have to leave her stranded in Paia!  I might have to drive in and find her!  I couldn't even call back to see what was up.  But by the time we got back to the parking lot at Twin Falls I got through... all is well, they connected and they're on their way home.  There was a fatal car accident by Ho'okipa Beach - the traffic was awful and Barb had to reroute through Baldwin Ave. and upcountry.  I hope it wasn't anyone we know.  They aren't releasing any names yet.

I think I'm caught up now, at least down to the bottom layer... still website updates, and a Pukalani newsletter to do, so just a short break before back at it.  Good thing it's a long weekend!  Might even get some blogging done.

Alii Lavender Farm
I finally made it to the Kula Alii Lavender Farm on Waipoli Road this
weekend.  What a beautiful setting for a flower farm, at the top of the
world.  Besides many varieties of lavender, you'll find all kinds of protea,
bromeliads, succulents and more.  It costs nothing to walk the grounds in a
self guided tour, or you can join a guided tour for $12.  The sweet little
gift shop has some unique items featuring their own lavender of course, and
you can savor lavender tea and scones while you relax in the garden
pavilion.

Dear Diary - previewed our new vacant land listing in Haiku today

This morning we had a chance to preview our new vacant land listing in Kailua - past Huelo.  What a beautiful spot!  Gorgeous views of the ocean. 

Sellers have cleared a nice prime homesite, and will include some building plans for a 3BD/2BA single story home.

It's almost 3 acres, for $485,000.  This would be a great place to build a Maui dream home, very quiet and private.  No road noise.  There's even a really cute storage building, with views too!  EZ to show - just go!

* Send some pictures to buyer prospects looking for privacy, acreage, views.  This is a good one.

There sure are some good deals on Haiku land for sale right now - prices have come way down from a few years ago.  I don't know why buyers aren't snapping up these deals.  How long can it last?  I remember when we bought ours - it seemed SO high at the time, but now we just laugh!   I guess it always feels expensive when you're buying and it's hard to make that decision.  I'm sure glad we did what we did though.  Living here on the north shore is so great....

Here on Maui it's a really big deal - a new Zippy's restaurant.  Talk about pent up demand!  Some people have been going every day since they opened about a week ago.  And aren't we special...Maui Zippy's prices are slightly higher than those on Oahu.

Zippy's is a fast food restaurant from Oahu, where they have 24 outlets.  Zippy's was started by the Higa family in 1966, even before the first McDonald's opened in Hawaii.  They specialize in Zip Pac (bento box), Zip Min (ramen) and Napples (turnovers), chili, local style food and Napoleon's Bakery. 

They are located in Kahului, in a prime location on the corner of Hookele Street and the Mokulele Highway by King's Catheral.  That's close to WalMart and Home Depot in case you don't know.

I have not yet ventured to the new restaurant, so no pictures yet.  I can't even remember what the food is like, since eating at a Big Island Zippy's about 15 years ago.  Locals are raving about it.  I'm ready!  UPDATE - here's a link to their Online Menu.

GRAND CHAMPIONS RESORT - WAILEA MAUI HAWAII

I have posted about the Grand Champions vacation condos previously on ActiveRain, but these photos really give a good picture of the buildings.  These were taken from the new development of Kai Malu Wailea, (some residential condo homes).

Grand Champions are entry level Wailea vacation condos.  Prices are good right now, with some units in the $400,000's - unheard of a few years ago.  20 buildings with a total of 188 apartments are situated on 12.25 acres.  As you can see, they are low-rise, only 2-3 stories.  The top floor units have vaulted ceilings, which makes them a little more desirable I think.  All the units alongside the fairway have great views overlooking the golf course towards the Pacific Ocean.  The nice thing about these units pictured here is they don't get pounded by the afternoon sun, so they stay a lot cooler in the evenings.  Grand Champions also has tennis courts on the other side of the complex.

What's a vacation condo?  It means you are allowed to rent the unit out when you're not using it, for daily and weekly rentals.  Maui County has rules about which condos can or cannot do daily and weekly rentals - so be sure to inquire when you are in the market for a Maui condo.

Haiku Maui Real Estate Market Update - SOLD this month

In the past 10 days there have been some good residential sales in Haiku Maui real estate.  Two of these are in Haiku Hill which is the sunnier side of Haiku, just above the Hana Highway.  One is more upcountry, closer to Hanzawa's Store.  One is out in Huelo.  Here are some of the highlights:

* Now this one is interesting, since it sold well over the asking price.  It hit the market at $1,940,000 which was an obvious screaming deal for a parcel so large.  The value is in the land, as the home is older, and nothing spectacular.  Which just goes to show you, that the market will determine the price. 

So there you have it - Haiku Maui homes are selling, and there are buyers with cash who know a good deal when they see one.

It's a Hawaiian Custom

Here in Hawaii it's customary to remove your shoes before entering someone's home.  It's a tradition that came with the Japanese immigrants, and it totally caught on.  It is considered very rude to leave your shoes on, unless your host tells you "no need".  Hey, most people wear "slippahs" anyway.

Even when I take clients out looking at homes and condos for sale, we are expected to take off our shoes.  Keep this in mind when you're on Maui and want to see some properties with your Realtor.  Wear some shoes that are easy to slip on and off.

When we travel back to the mainland it's always a little shocking to me to see people just walking right into homes with their boots and shoes on.... what's wrong with those people... haha.

Many homes will have a place to keep the shoes, right by the door.  You know you're at a good party when there are so many shoes outside, you have to step over them all to get inside.  And don't leave with a better pair than you came with... it happens you know!

Maui Recycling Group - Maui Hawaii strives to close the gap

Maui's central valley is very sandy, and these new subdivisions in Maui Lani need to have soil delivered.  Shown here is the composted mulch that you can buy from the county's green waste recycling program.  It's good stuff for your yard, made from shredded yard waste - you know, all those coconut palm fronds and what not.

Dear Diary - Nice couple - First time home buyers

Dear Diary,

On Saturday I met with some first time home buyers, nice young local couple, from Hawaii.  They are renting in Pukalani and want to move closer to work... she works at the Maui Memorial Hospital, him at the golf course in Waikapu.  We looked at a unit in the Iliahi at Kehalani complex.  These are nice 2 story 4-plex townhouse condos.  They really like the end units because they have more windows, which makes sense.   They like this development because it's new and nice looking, and the views.  (not interested in Kehalani Gardens ... too close to the prison)  It's a perfect location, right in between both of their jobs.  Even though the maintenance fees are over $400. they will save a lot on gas, being so much closer to work. 

It was really quiet up there at Iliahi, away from any busy roads, and the views are great!  You can see the harbor, and the Superferry.  Once I opened up the unit the tradewinds came through nicely.  It's a little cooler at this elevation too, so no need to have A/C.  The unit was in good shape, vacant and unfurnished.  Forgot to bring my camera!

This was our first meeting.  I explained to them how short sales work, and the buying process in general.  I encouraged them to talk with some of the lenders and get pre-qualified, or better yet, pre-approved.  Check back with them this week to see how that's going.  I really want to help these first time buyers get their dream home.  If they wait too much longer they might miss this window of opportunity.

After they went on their way I popped into a couple of Open Houses  - can't pass one up.  There are many nice homes for sale right now in the central area, Kahului and Wailuku neighborhoods.  So many new homes have been built in the past few years.  It sure is a good time to be shopping for a first home on Maui.

Making Videos to sell your listings - Peahi Maui home with ocean view

Are you using all the tools you can to spread the word about your listings?  I'm pretty new to the video thing and keep experimenting.  I can't believe how much time you can spend just to produce a 1 or 2 minute movie... assembling the right photos and video clips, getting a soundtrack that works, adding titles.

I'm a big YouTube fan like everyone else, and didn't realize I could make my own page and profile there too.  So I'm building a little collection of videos.  Each one is getting better. 

This latest one features a Mau home for sale on the north shore, in the Peahi region.  400 Kulike Road, Haiku Maui.  Just a glimpse of the property really, entering the gate and driving up the drive to the private home, then checking out the spectacular ocean view.  Sort of a tease.  Trying to keep it short.  More next time.

Harvesting Bananas - How To - 1 minute movie

Harvesting Bananas on Maui

You might have wondered... how do bananas growHow do you get them down off the tree?  Did you know that there is no woody tissue in a banana plant?  The "trunk" is more like the consistency of rolled up corrugated cardboard, and very juicy... sort of like celery. They grow in a clump with many stalks at different stages, so there's always a mature stalk or 2, and some younger ones, and also some keikis - little ones just coming up.  Again think celery or rhubarb.  You know there are no seeds to speak of, so they are propagated by removing the keikis and planting them.  It takes about a year from planting to full growth.  Very easy to grow here in Haiku, by the way.

When the bunch is just starting to turn yellow, that's when you want to cut the bananas down.  All it takes is a sharp knife or machete to do the job.  Saw through, chop or hack, and get ready to catch the bunch as it falls.   You can grab the "handle" where the old flower is dangling. 

Watch out for the banana sap - it makes nasty stains on your clothes (that don't show up until you wash them).  The runny sap that comes out of the plant is very sticky and hard to wash off, and it will ruin your good clothes.

Chop up the remains of the stalk, toss them around the base of the plant to fertilize the next generation.  Practice makes perfect, as you can see.  There you have it, a nice bunch of bananas.

I remember the '60's

I just want to drop by and say what a great place Saskatoon is.  This is where I grew up and went to school, in the '60's and '70's.  It was a safe place where you could live and not lock your doors back then.  In the summer we would ride our bicycles all over the place with no cares in the world, and be gone all day.  Oh I miss those long summer nights... fireworks on the riverbank, camping in the back yard, getting into trouble at night (oh wait, that was later on).  There was the Exhibition where you could eat cotton candy and candy apples, and then go on the rides until you threw up!  Pike Lake was one of the nearby swimming holes - I wonder if that's still any fun?  In winter we would toboggan down the riverbank and freeze our noses and toes.  The sunny winter weather was cold, but cheerful, and we bundled up to make snowmen and have snowball fights with the neighbor kids.  The snow was epic back then - when they plowed the streets, they would leave huge snowbanks on the boulevards, and in the schoolyard.  Winters were long, but spring was always a welcome sight.  The smells of spring - lilacs, hyacinths, wet mittens - those things bring back memories.

Did anyone else go to Nutana High School?  When I look at my old yearbook, I have to laugh at what dorks we all were.  I have never attended a high school reunion, and hope I never have to... haha.  It was a good time though, and we didn't have to be afraid of crazy students, only the vice principal!  We were free to come and go at lunchtime, and most of us would walk or ride home, even if it was a mile away.  Of course this was a good time to get strayed off and sometimes we didn't come back.  Sure we had the jocks and the nerds and the greasers, but really everyone got along, it was a "small town" atmosphere. 

Such innocent times were soon over.  A bigger world was calling me and I headed off to the west coast just as soon as possible.

What now?

So that was then and this is now.... I'm living the dream on Maui - how did I get here?  I can tell you one thing - it was the weather on Maui that enticed me to stay.  No more snow, ever!  No scraping the windshield and plugging the car in overnight.  No more driving on icy roads - I hated that!

Saskatoon was a great place to come from, but I'm really enjoying living in Hawaii.  There are plenty of Canadians here on Maui, both part time and full time.  They know a good thing when they see it.  Why not give it a try next time you're thinking about a winter vacation?  (Bring your own buttertarts though, you won't find them here.)  We speak English here, and you can eat the food without getting sick.  Once you get hooked on this island lifestyle, you might want to consider buying a vacation condo on Maui.

Haleakala crater on Maui

The Friends of Haleakala National Park (pictured) are organizing a three-night service
trip into Haleakala Crater for Aug. 9 to 12.  Volunteers must be able to
backpack into the crater carrying a sleeping bag and a share of the group's
food, and stay for three nights for free at Kapalaoa Cabin.  In addition to
helping the native habitat, there will be time for hiking, photography and
relaxation. Up to 11 volunteers can be accommodated.  Those interested in
participating in this or future service trips in Haleakala National Park may

Fresh Maui Gazpacho - broke da mouth!

Fresh Maui Gazpacho

I am just digging the hell out of fresh garden gazpacho this summer.  It's the best thing for lunch on a hot summer day - chilled vegetable soup.  My mom turned me onto it as a kid and I got a chance to try some in Spain when visiting there a few years back.  My husband is a big fan too, so no hu-hu.

Here's my version of this classic cold soup.  Recipes usually call for beef stock or consomme for the liquid, and I have used that in the past for a very good flavor.  Something about cold beef soup just kind of creeps me out though, so I usually use a can of V-8 or some Clamato Juice (attention Canadians - you know what I'm talking about here).

You can break it down to 4 parts - chunks, herbs, liquid and seasonings.  Use whatever ingredients appeal to you, and season to suit your own taste.  I find that using the mini food processor makes it so easy, there is no excuse not to make this a quick meal.

It's important to have all the ingredients chilled.  You can even chill the serving bowls if you have nothing better to do.

Chunks - peeled cucumbers, bell peppers, tomatoes, onions, a little bit of hot pepper if you like it spicy.

Fresh herbs - parsley, cilantro, dill, basil, lemon basil - whatever suits your fancy - use a LOT.

Liquid - cold beef stock or vegetable juice - use enough to make it soupy.  I'll use a 12 oz can of V-8 for 2 servings.

Seasonings - lemon or lime juice, DON'T be skimpy, make it tangy - olive oil, at least a quarter cup for 2 people - salt and pepper.

I start with some hot habanero pepper, a small chunk, add a bit of onion and tomato and grind that up small - you don't want any large chunks of hot pepper in there.  Toss in the rest of the ingredients and pulse until it gets the desired consistency - either chunky or super blended, it's your call.  If you need to, chill it for an hour or so.

Serve in the chilled bowls and throw in some seasoned crispy croutons.  Garnish with a sprig of parsley or dill.  ENJOY.

This brand new traffic roundabout is located in Kulamalu Town Center, Pukalani Maui HI.  Kulamalu is a new mixed use development by Dowling Comany Inc, with a town center and a residential neighborhood, where small town living is celebrated.  Residents are able to live, work, shop, and play right here.  Dowling is also a leader in the Green Building movement, incorporating many innovative design principles into this upcountry project.

One of the new tenants is the Institute for Astronomy - Uof H Advanced Technology Resource Center (ATRC), which was formerly in an 80 year old farmhouse.
