Who needs blogging - I've been dogging lately

I have a new puppy!  She's so adorable and cute, I just have to show her off......

It's been really hard to get any blogging done with a distraction like this.  At least she is a very good puppy and after some serious playtime, she's ready for a couple of hours nap.  Kona is now sleeping all through the night. haha.  Since she will be an outdoor dog, we have transitioned her to sleeping in her DOGLOO already and she is quite cozy with a sheepskin rug in her little igloo house on the deck. 

She came from a litter of 8 - from a home in Waikapu Maui.  Both parents were Jack Russells, but looked quite different from each other.  I think we got the best looking pup!   : )

Maui north shore fly over - by Blue Hawaiian Helicopters - short video

Here's a quick fly over of Maui's north shore, from Ho'okipa Beach Park to Kanaha Beach (east to west).  It's short and sweet, with a nice Hawaiian soundtrack "Home in the Islands".  Yes, it really is this beautiful almost every day of the year.  If this doesn't make you want to get over here for a vacation, then I don't know what to say.

What do they make? - Would you believe comfort food?  How about Brazilian food?  Quiche, meatloaf, salads, sandwiches.

Days On Market - DOM - What does it mean?

DOM = Days On Market

When I provide listing sheets to Maui buyers, they often ask, "what does DOM mean?".  DOM is the abbreviation for Days On Market, and on Maui that means the number of days since it was listed until it closes.  Here on Maui, we use the Paragon MLS system, which assigns the value of 0 to the first day of being listed. 

In some markets, the DOM stands for the number of days since the property hit the market, until it goes under contract.  On internet listing aggregation sites, like Zillow and Trulia, the listing date might be stated as the day it was entered into that system, causing more confusion as to how long the home has actually been for sale.

DO YOU CARE? - As a buyer, do you care how long a home has been on the market?  Does it make a difference to your opinion of the property?  When you are searching for a new home, do you ignore the ones that have been on the market for 300 days or longer?  Why?  Maybe the price was too high at first, and now they have lowered the price.  Maybe the sellers went ahead and put that new roof on, and repainted the house inside and out.  Maybe the time is now!

There can be many reasons why a property shows a high DOM number.  Here on Maui if a property goes under contract and is tied up in escrow for months, only to fall out and return to the market, the DOM has accumulated during those months.  If a seller takes their home off the market while they go on vacation or remodel (TOM - Temporarily Off Market), those days are still adding up.  Buyers really need to talk with their Realtor to understand the situation in each case.

CDOM - Cumulative Days On Market - Here's another situation, some MLS providers actually calculate the total days on market, even if the home has been on and off the market a number of times.  Again, there can be many factors to account for this, and it's best to get the whole story by speaking with a Real Estate professional who can help to shed some light on things.

I guess I'm trying to say this to buyers - don't let the DOM change your opinion of a listing... just because a home has been on the market for a long time, you should still consider it as an option... go and take a look and see if it's the right home for you.

Post Lehman - Financial market recap

Here's some unsettling news from Wall Street posted by another member, Matt Heaton.... 

Via Matt Heaton:

We already knew today was going to be an interesting one, after seeing two of the five largest investment banks (Lehman Brothers and Merrill Lynch) in the US essentially self destruct over the weekend.  Lehman Brothers filed for Chapter 11 bankruptcy at 1:45 AM this morning and a shotgun merger was reported between Merrill Lynch and Bank of America.  We also have a potential nuclear crisis at the massive insurance companies AIG as well as several large regional banks like Washington Mutual in dire straights.

The big headline number right now is the Dow Jones Industrials dropping 500 points or just under 5% on the day.  This is pretty much the median of what I had thought the bloodbath might look like after last nights news.  Had the Merrill Lynch merger not been announced I suspect we would have seen a circuit breaker tripping 10% drop in the stock markets today.  But there is a lot of interesting news items within that big story.

AIG's stock price plummeted 60%

The FED balked at providing emergency capital to AIG after private equity firms stepped away from them over the weekend.  To help buy time NY regulators set aside some safety valve regulation allowing AIG to borrow $20 Billion from their subsidiary companies.  This type of regulation is there for a reason to contain problems, while it buys time it increases the chance of a much larger systematic blowup with AIG.  Due to AIG's involvement is writing hundreds of billions in credit default swaps, which are basically insurances against debt defaulting, a collapse of the company could potentially cause a chain reaction throughout the whole financial system, as companies are forced to realize losses they've insured against.

Yields on Treasuries across the curve plummet

The yield on 10 year treasury bonds fell a whopping 24 basis points or 6.6% while the yield on the 13 week treasury collapsed 65 basis points or more than 44%  This represents a massive flight to safety as investors moved money out of pretty much every other asset class, stocks, commodities, corporate debt, etc and put it in the safest parking garage.  The fact the government did not step in to bailout Lehman probably also contributed to the huge movement in the 10 year as it reassured the bond market somewhat.

Technically this should drive mortgage rates down but if we start seeing regional bank failures, credit availability is going to dry up pretty fast regardless of what the interest rate is.

Intrabank lending rates skyrocket

LIBOR skyrocketed today and the effective fed funds rate was over 6%.  While the target fed funds rate set by the federal reserve currently 2.25% banks were not following it, the 2.25% vs 6% is a pretty massive difference.  To compensate the FED injected about $65 Billion in additional short term lending the the system in an attempt to drive the effective funds rate down to target.  We'll know in the morning if this was successful or not, if it wasn't look out.

There's a good gage of stress in the credit markets called the TED spread which is the difference in rates between 13 week treasury rates and LIBOR rates, and it basically rocketed straight up today.

Washington Mutual gets downgraded

S&P cut Washington Mutuals counter-party credit rating to junk.  If Moody's follows this downgrade which they probably will totally lock out WaMu from the capital markets leaving the FHLB (Federal Home Loan Banks) as the only lender to fund them.  Basically at that point they are dead, no if ands or buts.  Highly unlikely, WaMu survives more than another couple weeks as an independent firm.

So what now?

The most critical things over the next 24-48 hours is getting some type of resolution to the crisis with AIG, this is without a doubt a much bigger issue the Lehman.  We've also got a FED meeting tomorrow and expectations (or rather hope) is that they will cut the target rate.  I have no idea what they'll try to do, but if they can't drive that overnight fed funds rate down with their $65B injection today there is zero chance it will happen.  I think their is also a realization the cut would do absolutely nothing long term other than juice the stock markets for what, maybe a couple days?

We've also got the fact many Asian markets were closed last night and will open for the first time with the double wammy of the investment bank implosions and a massive dump in the US stock markets.  You'd expect them to follow, but if they actually crash that may lead to another bad day for us tomorrow.

Anyways it's scary and interesting times, we are definetly sitting on a precipace right now, the various blowups are starting to come faster and faster and we may start to find how deep the rabbit hole really goes.

 

Update #1:


AIG has been downgraded by A from AA- by Fitch, if S&P or Moody's follow suit this could result in significant collateral calls on the companies credit default swaps.  Meaning the company will have 48-72 hours to raise billions or follow Lehman to bankruptcy

Dear Diary - The Installation Banquet in Wailea

Dear Diary,

I attended the RAM Realtors Installation Banquetin Wailea last Friday - it's the premier event in the Maui Real Estate industry.  It was held at the Marriott Wailea this year, which I totally didn't recognize... these places are always updating and changing names every time they change owners. 

Sat at a good table up front, seated between Joseph Bean of the Maui News and Ken Hayo of Century 21 All Islands.  I car pooled with Margit. Margit and Terry were also at the table.  Had to get on stage and get an achievement award, with all the other committee chairs.  Sarah Sorenson was the star of the show, with her Wishing Well for Maui Students program, and of course being the outgoing president of RAM.  Ray Chin did a great job of MC.  Moana did a Hawaiian chant, and had to assure everyone that Sylvia Cabral is NOT dead (you had to be there).  Food was great, but why didn't I take a picture of those yummy desserts... haha.

The affiliate hour was held beforehand as usual.  Something new this year was a photographer on hand to take head shots, compliments of one of the title companies ( I should remember which one!).  I'm looking forward to getting that in the email soon.  Didn't win any big prizes, but came home with plenty of recyclable shopping bags - this year's theme was "GREEN".  Got to do plenty schmoozing.  It was great to see how the Maui REALTORS are such a great group, who really do care about their community, and make a difference.

On the way back we had to wait for my WWOOFer who was taking a very long time to finish her lunch.  Won't bother taking her along on an outing again.

Maui Dining - Paia - North Shore and Upcountry guide

Are you getting hungry?   Where to eat in Paia,  Haiku,  Makawao,  Pukalani and Kula!

PAIA RESTAURANTS

If you're on Maui and thinking about where to eat, I have a website that will help.  Paia town has many great restaurants, as well as stores where you can buy food to go.  Mana Foods, the health food store, has a great deli and salad bar, which I frequent often.  For a really good fish dinner, we always like to go to the Paia Fish Market and get the Seafood Caesar Salad, with mahi mahi.  Dining is informal and family style on long tables and benches, so you can meet other diners.  It's usually pretty busy in there, so be prepared to stand in line to order.  At the top end of the price scale I would recommend Mama's Fish House Restaurant (pictured), if money is no object!  They are situated oceanfront in a little bay, amongst coconut palms and tropical flowers.  It's a real treat to have a meal in their award winning restaurant, as the food and service are always top notch.

Hawaii Economic Outlook with Bank of Hawaii's Paul Brewbaker

Welcome to Maui Hawaii

WELCOME TO MAUI

At our last Realtor's Assn. of Maui (RAM) General Membership meeting, we were lucky enough to have the esteemed Paul Brewbaker speak about the Hawaii economy.  He is a top economist here in the state, so he knows what he's talking about.  Not only that, but he's also a very animated and funny speaker, which made it a highlight of the meeting.

Paul Brewbaker tells it like it is, with plenty of local humor thrown in... and some pidgin too.  (btw - PAU is Hawaiian for finished)  There are some good comparisons of the Maui real estate market to the Oahu real estate market.  Plenty of data and facts and graphs here for those of you who like that!

ING DIRECT is opening a Café in Waikiki soon.

Have you heard about ingdirect.com?  It's an online banking and lending business that offers "not your ordinary mortgage".  They do residential loans and refinancing, without loan origination fees or points.

Did I blog about this yet? - Malaysian prawns from Maui streams

prawns and veggies - living off the land in Haiku Maui HI

This has absolutely nothing to do with Maui real estate, or buying a home in Maui Hawaii.

Sometimes I put pictures into the BLOG FILE - you probably have one too  - to be used in a post in the near future.  Yeah right. 

So here's one I dredged up and dusted off - and NO it's not a recipe.

But I'll tell you what it is.... 

Malayasian prawns harvested from the fresh water streams of Kailua Maui and cooked up in some butter and garlic, salt and pepper. With some locally grown veggies.

The prawns were introduced to the streams decades ago, and they have done well. It's fun to catch the quick and wily Hawaiian crustaceans with a 3-pronged spear, in the shallow pools atop the ocean-side cliffs.  This summer during the drought, the pools were way low and it was pretty easy filling up the catch bag with supper fixins, while slipping around in the spring fed water.

Anyway, the prawns were really good to eat. 

Since then the rains have refilled the mountain pools somewhat and it's about time for the new batch of hatchlings to emerge from the ocean... yes they hatch in the ocean and migrate to the fresh water.
