Maunaleo at Kehalani is a planned community by Stanford Carr Development, with 5 styles of homes ranging from 1,400 - 2.152 sf of interior living space.

This new single family residential subdivision can be found on the gentle slopes of the West Maui Mountains in Wailuku Maui Hawaii.  About 80 homes here were built in 2005 and 2006 and sold out during the real estate peak.  At that time sale prices ranged from $409,000 - $825,000.

As we know, things have changed since then.  What it means is that some of the homeowners were no longer able to afford their homes and have had to sell at prices far below what they paid.  This means good value for new buyers.

Currently there are only 3 MLS listings in Maunaleo, and 2 of those are short sales.  All are 2-story with 1,700-1,900 sf and at least 3BD/2.5BA.  I know for a fact that one will be closing tomorrow, with some very happy mainland buyers coming over in a few days to take possession.

At first I laughed, but now I like it! A new GPS for my car!

My husband loves to buy gadgets, and recently he ordered a GPS for the car.  I used to laugh and think I didn't need a GPS to find my way around Maui.  After all, we've lived here for 30 years and I'm in real estate and know my way around don't I?   Hold on - wait a minute.

So I decided to give it a try.  I was showing a client some homes for sale in the upcountry areas of Pukalani and Kula.  We were seeing 7 homes that were widely scattered about.  I got my hubby to program in all the addresses, including the B&B where my client was staying in Makawao.

I set off with the GPS, ready for anything.  Once I got headed in the right direction on Kaupakalua Rd the little voice was right on with the directions.  It sure was handy as I talked on the phone trying to keep an escrow together at the 11th hour.  Didn't miss my destination and picked up my client.

As we proceeded to see Pukalani and Kula homes for sale it was very convenient to just let the little voice tell me where to turn.  It took a little getting used to, and I admit I turned too soon a time or two, but quickly got back on track.  What was really nice was being able to just drive and listen, and still be able to talk with my client.  No furtive glancing at the old fashioned map while driving.  I will definitely be trying this again when seeing multiple properties.

It's a Magellan.  We got a really good deal by ordering from Amazon.  Better price than anywhere else actually.  It was only $160.  They sure have gotten cheaper since they first came on the market.

How is the property?  This condo development is comprised of 24 2-story buildings on over 12 acres of lush landscaping.  Most buildings are fronting the fairway, with exceptional views.  Ocean views will vary from building to building and will be better from the second floor. You might see some outer islands, perhaps the West Maui mountains, and you'll enjoy incredible sunsets.  Watch whales from your lanai!  Buildings A and M are situated overlooking the parking lot, with the least desirable views.  Buildings K, L, N, and P are clustered next to the pool pavilion/fitness center which also boasts a guest lounge and kitchen area.  There are 86 2BD/2BA single-level units, and 32 2-story 3BD/3BA units. 

How are the units?  Kitchens come with granite countertops, and all appliances including a dishwasher, microwave and stackable washer/dryer.  High ceilings create a nice airy feeling.  End units have extra windows which are desirable for extra light and air flow.  All units have a lanai off the living room, and the 3 bedroom units also have a lanai off the master suite.  Two bedroom units are 949 sf, and three bedroom units are 1,568 sf.  Maintenance fees for the units are about $575 and $980 per month respectively.  Exterior features include stucco finish and Monier tile roofs. There are no elevators or garages, but... pets are allowed!

Aloha Friday - I have a date in Wailea Maui

It's Aloha Friday and we're heading over to the south side - to Wailea Maui.  We have a date with the tax preparer, and then a dinner date!

Dinner is at Capische? Restaurant at the Hotel Wailea (formerly Diamond Resort).  This will be a first time experience for us, and the have promised us a nice romantic table so we'll have an extra special time.

I already know that it's going to be fabulous, due to the excellent reports that the restaurant gets.  The setting is outdoors, with a terrace overlooking a lush tropical garden.  Seating is either on the terrace or down below in the garden.

The fare is Italian and features a lot of local products for freshness.  I'll be back with a full report to post here later.

I had a little time to kill this afternoon and managed to squeeze in some open house viewings in the South Maui area.  There's a couple of nice newer side-by-side subdivisions, Kilohana Ridge and Keawakapu Views, which are just a short walk to Keawakapu Beach in Wailea.  The single family homes in this area are in the 1,800 - 2,800 sf range, with a lot of single story homes, some with pools.

It wasn't that long ago that you couldn't find a home in here for sale under $1,000,000.  Today I saw 3 great new listings that were all priced to sell and well under $1,000,000.

Maui Hawaii trees - palm trees and more - photos

The other day somebody commented to me that there are a lot of different kinds of palm trees here on Maui.  That's so true in the resort areas, where they try hard for the tropical look.  But there are also many other kinds of unusual trees here too.  Here are some examples from around the island.  Below is the kiawe tree which is common in the lowland dry areas.  Watch out for the long thorns.

Palms trees of all kinds are found in the beach areas.  These were by the Maui Hill Resort in South Kihei.

I think this might also be a kiawe tree, or the remains of one, taken on the north shore near Ho'okipa Beach Park.

Spring and summer bring us the beautiful displays of the flowering shower trees and poincianas.

The traveller's trees pictured below are not really trees, but herbaceous plants - but they are striking aren't they?

The hala tree below is one of the native species that is still surviving, especially in the wetter zones of Maui.

For this issue let's try something completely different.  When I pull up the 84 new condo listings from the past month, I notice there are already 14 units under contract, or pending.  Of these, 7 are showing the status of Pending Do Not Show, meaning the seller feels very secure that the sale will proceed to closing as planned and they don't even want to bother with more showings.  When you consider that Maui has been dubbed the best location in the US for a second home, it should come as no surprise that Kihei and Wailea condos are still a good buy.


The following listings are already under contract, to give you an indication of what is really selling, not just what's on the market and overpriced.  This is where our south Maui condo market is right now.  Can you see yourself owning one of these?

What is it about the rain that brings the mischievous out to play? 

Real Estate sales is the type of racket that leads one to bump bellies with all manner of folk.  Over my years in the industry to date, you might say I’ve been sheltered.  For all of the horror stories that float about a brokerage regarding the customer from hell, or the underhanded agent that shafts a fellow colleague out of a deserved paycheck, the instances in which I have encountered such REALTOR kryptonite have been few and far enough between to defy instant recollection.  Challenges and difficulties, to be sure, but no readily recounted tale of woe regarding a true American consumer psycho.  Either the good people of Scottsdale, AZ are simply of good stock, or my conscious decision not to hand out business cards at the dog track every Saturday afternoon as a central component of new client acquisition was prescient.

When the downturn in the market that first became evident in 2007 gave way to a full-fledged nosedive, however, a bunch of loose cargo in the back of our plane and overhead storage bins unloosed itself.  Ending up in the aisles and on the laps of well-behaved passengers, we find ourselves wading through the cretinous stowaways in attempt to pull the decent home buyers and sellers from the acrid wreckage.  Wouldn’t you know those oily ne’er do wells always seem to reach the emergency exits first; whooping it up as they slide to safety wearing a stolen oxygen mask.  Don’t worry about granny in seat 46C.  She can hold her breath for up to 18 seconds at a stretch.

To answer a few of the more “creative” questions I have fielded recently, I figured I’d simply draft a response to which all such future inquiries may be pointed.

No, I will not help you tie up a property with a straw buyer until such time that you can amass your down payment and/or financing.  It’s a fraudulent offer, and one made in bad faith.


No, I will not write offers on 15 short sale properties at once for the same buyer.  Short sales are frustrating, but it’s not just a numbers game.  I will not grease the wheels to a seller's foreclosure by tying their property up with an offer you have no real intention of seeing to fruition.

No, I will not give you a guestimate on how long you can live in your house rent-free before your mortgagor initiates foreclosure proceedings.  There are more than enough homeowners in need of  loan modification or short sale assistance.  I cannot in good conscience help you game the system and further bog the process down for those in true need of help. 

No, I will not help you buy a property as a primary residence if I know that you have no intention of ever occupying it.  There will be many dubious, and potentially fraudulent purchases made in the rush for the tax credit, but I won’t be a part of any of them.

No, I won’t secure a tenant for the property upon which you have stopped paying your mortgage.
  That “free money” that goes in your pocket until the bank forecloses and boots the unsuspecting tenant out carries a steep price.

No, I will not be party to any side agreement pay-out in a Real Estate transaction that does not appear on the settlement statement. 

Rationalize such schemes all you like, but a treacherous climate does not excuse treachery.  Not only does potential harm fall on specific parties, but on the greater good as well.  Don't look to me to make my own biological contribution to the cesspool we’ve been forced to bathe in for many moons now.  Moral and ethical constraints aside, for no deal is it worth ruining a hard-earned reputation and future livelihood.  This is how I feed my family.

Your shenanigans are not worth my license.
 

Now, if you would kindly hurry up and slide into the waiting arms of the authorities below, there are good people on this plane who need my help.

 

mauirealeste .com gets a new home in Paia Maui - new north shore real estate offices

There's a lot of changes in the Paia Maui real estate world in the past few weeks.

We now have 3 new real estate offices in the north shore seaside town of Paia.  Is this a sign that the market is picking up again?  Maybe so.  

Coldwell Banker Island Properties packed their bags and abandoned ship here in Paia when the going got tough a few years ago, but now they have returned to a new location.  Welcome back CBIP.

Whole Foods Market opens in Kahului Maui 96732.  Grand Opening of Whole Foods Market on Maui.

We made it to the new Whole Foods Market on day 3 and the crowds were still pretty thick.  This is an exciting time for Maui - and we have been long anticipating the new upscale grocery store where the old Star Market used to be (at the Maui Mall).

They're open from 8 am to 9 pm daily.

It's not a huge store by mainland standards ( only 26,366 sf), but they sure do pack a lot of good things in there.  Look at all that fresh local fruit!  They say they are using about 60 Maui vendors for things from Maui Gold pineapples to Surfing Goat Dairy goat cheese.

Once the crowds thin out I'm looking forward to spending more time browsing their selections.  The ready-to-eat items looked really tempting, and it's nice to have another good place to eat lunch in this town.

Walgreens will soon be opening their first store in Kahului Maui HI.  It's where the old Pizza Hut used to be at the corner of Kamehameha Ave and Puunene Ave.  This picture was taken about a week ago.  Hey it might already be open, but got lost in the brouhaha for the Whole Foods Market opening.

Previous Short Sale? How soon can you get a loan???

 

If you have lost your home it doesn't mean you can't go right out and buy another.  Not all short sales are the same, and if you still have good credit, then you may qualify for an FHA loan.  Talk to your lender and see what they have to say.  Let me know if you need a list of local lenders here in Hawaii.

east bay short sale informationAll of us in the real estate industry are acutely aware of the short sale phenomenon which has been prevalent for the past few years and is still going strong. The decline in home values have prompted many home owners to either negotiate a payoff for less than the amount they owe or even worse, to walk away altogether.

                While many home owners have fallen into this dilemma as a result of poor financial management, there is a distinct group who are forced into the short sale arena through nothing but bad luck. For instance, a home owner may be transferred out of the area and has no choice but to sell short. Other trigger events may include job loss or illness. After the dust settles and they have moved on, they may be wondering if they are destined to be renters for the next decade.

                Home financing these days falls into one of two categories: conventional and government (ie: FHA). Prior to 2008, most home loans closed were conventional due to lax underwriting guidelines. With those days behind us, FHA loans are the saving grace of the lending industry and account for a much larger share of loans originated today.

                For a potential buyer with a previous short sale, conventional loans would require the buyer to wait 4 years from the date of the short sale unless it can be proven that the short sale occurred due to circumstances beyond the buyer's control (see examples above) and the buyer had no derogatory credit prior to such circumstances. Then the wait would be 2 years.  

                So let's assume that a buyer had been transferred out of the area and had to short sell. Is he doomed to wait at least 2 years? Not if he applies for an FHA loan. In December, FHA announced its new policy regarding previous short sales. As long as a buyer was current on the mortgage and other debts at the time of the short sale, there is no waiting period to obtain a new FHA purchase loan.

                The point to remember with previous short sales is to document the reason behind it and to show the event occurred not as a result of financial mismanagement. As you can see, not all short sales are equal and through FHA financing, some buyers can reclaim homeownership faster than they may've thought!
