Maui Hawaii Real Estate - November 2009 Statistics
Here are some highlights of the monthly market stats put out by our Realtors Association of Maui. Click here for the full 14 page detailed report.
- Sales Volume - Residential Sales dipped slightly from October to 67 units, however were the second best month of the last 12 months. Condo Sales rose in November to 69 units and Land sales rose to 17 parcels.
- Median Price - SOLD prices for single family homes slipped to $465,000 while condos remained steady at $400,000. Land sales bumped up to $450,000
Days on Market - Residential homes = 168 DOM, Condos = 192 DOM, Land = 284 DOM (calculated from List Date to Closing Date)
Paia/Spreckelsville came in with the second highest median house prices, after Kaanapali. For condo sales, Wailea/Makena continue to lead the market for high price. Land prices appear to be the highest in Lahaina, followed by the central area of Kahului/Wailuku. As you can imagine, this can change every month if one or two extremely high priced sales occur.
Year to Date - total sales for immediately past 12 months: Residential = 646, Condo = 780, Land = 101
Total dollar volume SOLD is down 41% for homes, and down 24% for condos.
