What are the comps????

Here's some good news for Maui real estate buyers and sellers, we have now added the feature on our Maui Websearch IDX that allows maui sales comps to display.  

The last six months of solds are pulled automatically based on the original search criteria.

When doing a search, once you click on the individual listings, there will be an option to VIEW COMPARABLES when you click it.  You can also calculate your mortgage payments, request more info, map the property, print or email to a friend.

Clients will still need help to interpret the data, but that's what a good Realtor is for, right?

Pretty cool but in Texas we have a privacy law that does not allow sold comps to be public. As a second thought, it might be another step in trying to remove Realtors altogether but who knows. An educated buyer or seller is easier to work with and frankly it's so complicated that most folks are always better off using a Realtor!

We decided that the consumers want this info, and they will be getting it from third party sites and it might not be accurate.  We might as well give them what they want and ensure the accuracy.  It's also kind of limited info.  They will still need help comparing the comps.  Unless you know each property, how can you tell what the differences are?

Our local system has allowed this function also.  This was a bit of a debate amongst the users.
