This month it's all about oceanfront condos - beachfront and oceanfront is what everybody wants, but not everyone is lucky enough to get it. Out of a total of 174 oceanfront condos for sale in South Maui and Maalaea, 29 of those are Leasehold, and 146 are Fee Simple. Since I find there is less interest in the LH properties, I'm going to focus on the FS ones for now.

Since I find there is less interest in the LH properties, I'm going to focus on the FS ones for now.
Besides a condo complex being in an oceanfront setting, some units are closer to the ocean than others, making a waterfront unit generally more desirable, and therefore more expensive, than a non-waterfront unit. In some cases, such as the beachfront Wailea Ekahi resort, the grounds are so extensive that a non-waterfront unit might be further from the beach than some other non-oceanfront condo buildings entirely! If the cream of the real estate crop is a waterfront unit, it will be noted that currently there claim to be 62 Fee Simple waterfront condos for sale in the South Maui/Maalaea market, ranging from $220,000 - $10,600,000. Seriously I doubt that there are this many, and I can see that some are being misrepresented.
As stated, 60 or so units are waterfront units with direct ocean views. Let's see what's for sale in this category! A few buildings dominate the oceanfront active listings: Hale Kai O Kihei (3); Kauhale Makai (8); Kihei Surfside (3); Luana Kai (3); Mana Kai (3); Polo Beach Club (3); Royal Mauian (4); Sugar Beach (8); Wailea Beach Villas (4); Wailea Elua (4). What's interesting is that none are bank owned and only 3 are potential short sales. Days on market (DOM) range from 6 to 1,082... yes, there are 4 oceanfront condos that have been on the market for 2-3 years already!
I'm picking out some that are truly nice looking oceanfront condos. Let me know if you think so too and would like more information.

- clean and basic 2BD/2BA vacation condo with nice ocean views and not far to the water, furnished of course
- popular resort with 2 pools, putting green, volleyball, tennis nearby, elevators and a front desk
4. Penthouse Pizzazz, North Kihei $449,000.00
- 6th floor 2BD/2BA vacation condo with 9 ft ceilings, upgraded appliances and kitchen, beautiful views and sunsets
- this building has an oceanfront restaurant which is not so easy to find in Kihei, and it's for sale too!

How many oceanfront condos sold in the past month? There were 8, ranging from $210,000 - $1,590,000. Only the lowest priced condo needed to be financed, and the rest were cash buyers.
