I remember when this Haiku Maui home first came on the market in April 2008, asking $1,295,000.  It was unfinished, as the owner had run out of money and abandoned it.  The price was totally unrealistic at the time and what a shame they didn't price it accordingly.  It might have sold by now if it was listed for $800,000 back then.

Now it's a bank owned home and the finiishing touches are done, including a paved driveway. This single level 3BD/3BA homes sits on 2 acres with nice ocean views, as you can see from the first picture.

The price seems still high, but not knowing your market, I'm curious what type of buyers buy and what type of buyer would purchase this home. Hawaii as most people would know must run in the top 5 of unaffordable places to live for the average buyer.

Hi Winston, that's just over the average sale price for a Haiku home on 2 acres.  Since it's brand new and never lived in it will be more attractive than many.  The buyers could be move-up buyers from Maui, or more likely will be someone from the mainland getting their foot in the door with a home they might hope to retire into in a few years, but will use as a vacation home first.  Possibly someone who windsurfs or kitesurfs, and likes to have space for gardening or animals.  There's room to build a cottage still, which adds a lot of value.
