Did you miss your newsletters?  Maybe you missed out on all the Maui condos that are selling.  New listings are still coming in at a slow pace, and buyers who are prepared are grabbing the best ones as soon as they come on the market.  These new condo listings are under contract, so you can see what is actually selling...

- located at the back of the complex in a quieter spot, court appointed sale will require confirmation hearing

4.  Luana Kai, North Kihei, $279,000.00
- bank owned 1BD/1BA ground floor unit built in 1980, comes furnished and with appliances, great for vacation rentals
- Luana Kai is a concrete building, pool recently resurfaced but there's an assessment of about $181/month to pay for it, regular monthly fees are $576

5.  Haleakala Gardens, North Kihei, $315,000.00

- super deal for a nice starter home that's close to the beach, comes with dishwasher and washer/dryer, room for your pets too

6.  Kihei Resort, North Kihei, $349,000.00
-  bright and airy 2BD/2BA vacation condo with lofted second bedroom, open beam ceiling, 936 sf, $603/month maintenance fees
- this complex has very lush tropical gardens with the pool in the middle of all the units, across the street from a sandy beach and small park

- vacationers love this location that's across the street from Kamaole Beach Park III, the grounds are lush and inviting

- despite only 1 picture this 1BD/2BA vacation condo went pending in just one day, desirable building 3, tiled floors throughout
- Kam Sands offers a large pool and spa, kiddy pool, tennis courts, game room, exercise room, wi-fi, boat ramp close by

9.  Hokulani Golf Villas, Kihei, $907,000.00
- free standing 2BD/2BA single level home in a gated community, quality construction and architecture, live the easy condo lifestyle but it feels like a home
- these are built to order so there will be a waiting time before you can move in, maintenance fees are about $900 per month, situated on the fairway

Recent restaurant closings came as a shock to many patrons.  Buzz's Wharf has closed the doors after 47 years in business.  They are still available for private functions and catering though.  Stella Blues in Kihei also closed, after more than 20 years in business.  The times are changing!
