It's time to wrap it up for another year.  What real estate sold in Kula Maui in 2016?  What's for sale in the Kula Maui real estate market - search the MLS here

Kula Maui residential sales:

  • 64 SOLD listings ranging from $340,000 to $6,550,000 and 44 of them were under $1M
  • Average sold price was $1,133,309 and median sold price was $848,750
  • Lot size varies from 6,817 square feet to 25.47 acres with 36 parcels being less than 1 acre, 13 lots came with 1-3 acres, 10 with 3-10 acres, and 5 with 18-25 acres... nothing larger
  • Days on Market went from 23 to 607 - average of 160 and median of 109
  • 2 were bank owned foreclosures, none were short sales

Kula Maui vacant land sales:

  • 13 vacant lots sold in 2016, priced between $220,000 to $1,825,000 and most were under $750,000 - only 1 was over $1M and that was 24 acres
  • Average sale price was $617,230 and median sale price was $540,000
  • Lot size was from 1/4 acre to 24 acres, with 6 being 1 acre or less, then 6 being between 5 and 7 acres, and just 1 was 24 acres
  • Days on Market went from 28 to 432 - average of 193 and median of 181
  • No short sales or REO bank owned land

  • 55 total listings priced from $570,000 to $4,500,000
  • Average list price is $1,516,974 and median list price is $1,297,000
  • Lot size varies from 1/4 acre to 19 acres with 13 being less than 1 acre, 22 being 1-3 acres, and 8 properties come with 10 acres or more
  • 10 Pending listings priced from $650,000 to $1,250,000
  • Days on Market range from 11 to 705
  • 0 are bank owned, 3 are short sales

Kula Maui vacant land for sale:

 

  • 64 total vacant land listings priced from $299,000 to $13,000,000
  • Average list price is $1,394,307 and median list price is $832,350
  • Lot size varies from 1/4 acre to 3,285.8 acres with only 5 being less than 1 acre. 15 come with 1-3 acres, 25 more parcels sized up to 10 acres, 15 lots are between 10 and 25 acres, 1 is 52 acres and 4 more come with hundreds of acres.  Can you see a lot of development potential here?
  • 14 Pending listings priced from $299,000 to $1,343,850
  • 7 listings are Residential Condos (CPR units)
  • Days on Market range from 3 to 675
  • 0 are bank owned, 0 are short sales

149 Ho'omaikai Pl, Kula Maui HI is for sale

Based on the absorption rate of 2016 there's a pretty short supply of housing, but a very good supply of land, especially large  tracts that can be subdivided. It looks like land sales will be up next year compared to this year. If water meters are available there could be a lot of new home construction coming up in the next few years.  Kula offers some really great locations to build a home.
