Makawao Maui HI - residential sales 2016 year end update

It's time for the year end market report about what homes sold in the Makawao Maui area.  In addition to the town of Makawao, this also covers the Olinda area above town, and the Maunaolu Plantation and Haliimaile areas below town.

Total sales in 2016:

  • 66 closings priced from $291,500 to $2,010,000
  • Average Makawao sale price was $672,302 and median sale price was $575,637
  • Days on Market (DOM) varied from 28 - 1115 days
  • Total dollar volume was $44,371,975
  • 20 listings came with house and detached cottage, 4 came with an attached apartment
  • 6 sales were CPR residential condo homes with some deeded land
  • 5 were bank owned, and 3 were short sales
  • 4 closed sales in Haliimaile town, average price about $420,000

Land size:

  • The smallest lot had only 3,550 sf of land and came with a small house from 1944
  • 39 properties were on a 1/4 acre or less, and another 2 with slightly more
  • 8 homes had land size between 1/2 acre and .9 acres
  • 5 listings had between 1-2 acres, 7 with 2-4 acres, 3 with 4-7 acres

Condos:

  • 4 units sold at The Gardens Upcountry, between $410,000 and $478,750
  • Average and median price... let's just say $445,000

Highs and Lows:

  • 2 listings sold for $300,000 or less
  • $291,500 was paid for a CPR home of 480 sf with 1BD/1BA, and it sold very quickly
  • $300,000 was paid for a 3BD/1BA home on 1/4 acre and built in 1942
  • 7 homes sold for $1,000,000 or more
  • 1 home sold for over $2M - a house and detached cottage on 2 acres in a gated community after 427 days on market
