Pukalani Maui HI - residential sales 2016 year end update

It's time for the year end real estate market report about what homes sold in the Pukalani area of Upcountry Maui.  Also included will be any residential townhomes which are classified as condos, as it's a small sub group.

Total sales in 2016:

  • 70 closed transactions priced from $295,000 to $1,222,673
  • Average Pukalani sale price was $651,368 and median sale price was $625,000
  • Day on Market (DOM) varied from 23 to 408
  • Total dollar volume was $45,595,809
  • 11 listings came with house and detached cottage, 3 came with an attached apartment
  • 9 sales were CPR residential condo homes with some deeded land
  • 3 were bank owned, and 3 were short sales
  • Find a home for sale now in Pukalani Maui

2691 Ililani Way, Pukalani Maui

2691 Ililani Way, Pukalani Maui sold for $689,000

Land size:

  • Excluding the CPR homes since none of them have much land
  • 14 properties were on less than 10,000 sf of land
  • 32 homes came with between 10,000 - 15,000 sf of land
  • 5 properties came with between 15,000 - 20,000 sf of land
  • 8 had about half an acre of land, 1 with almost an acre, and 1 with 2 acres


  • 6 sales priced between $505,000 and $639,500
  • Median and average sale price... let's just say about $559,000
  • 1 (the lowest price) was Liholani Golf Villas built in 1998
  • 5 were at The Cottages at Kulamalu - detached and semi-detached homes
  • DOM ranged from 29 - 108

Highs and Lows:

  • 1 home sold for less than $300,000
  • $295,000 was paid for an extreme fixer that sold before being listed
  • 3 listings sold over $1,000,000
  • $1,222,673 (highest price) was paid for vintage 1984 home with pool on 2 acres

Compared to the previous year:

  • All in all the market ended up slightly higher in 2016 than 2015
  • More condos sold because there are now more condos to sell
