Maui residential oceanfront market report

What's been selling and what's for sale on the island of Maui, in the residential oceanfront department?  In this report I'm only focusing on the island of Maui, and will not bring in sales or listings from Lanai or Molokai.

Sold in the past 12 months:

  • 26 closed sales across the island: Kihei/Wailea - 9; West Maui - 6; Paia/Spreckelsville - 5; Hana - 4; Haiku - 1; Maalaea - 1
  • Prices ranged from $1,2000,000 in Hana to $18,000,000 in Spreckelsville
  • Median sale price was $4,059,000 - average sale price was $6,681,919
  • Land size varied from about 7,600 sf in Paia to 6.5 acres in Kapalua
  • Living space varied from 875 sf in Lahaina to 7,384 sf in Kuau, Paia
  • 13 were a single home; 11 were house and detached cottage; 2 had attached ohana
  • Days on market was between 18 - 403, with average and median around 202 days
  • 2 were residential condo or CPR properties - 1 in Hana, 1 in Wailea
  • None were short sales or bank owned
  • 18 of the sales were cash, for a total spent of $140,267,900

Endre Barath, Jr. The construction pic is the $22.8M beachfront house, under contract.  The botton one is only asking $1.2M and that one is my listing... I'll add the link to it.
