Haiku Maui Hawaii, the wet and windy north shore of the Valley Isle where you can live sustainably and have enough land to build a home or two and grow fruit trees and gardens.  It's a rural community that appeals to those with an active and healthy lifestyle.  With plenty of open space, there's so much opportunity for growth and development.

What's been selling in Haiku Maui in the vacant land market?  There's so much inventory and more coming on the market too, so what will your money buy you?

Vacant land sales in Haiku Maui this past 12 months:

  • 30 lots sold in the past 12 months, between $270,000 - $3,983,740
  • 2 were oceanfront, $3,983,740 for 182 acres and $1,295,000 for 2 acres
  • Days on Market ranged from 9 - 536 with an average of 138 days
  • a typical 2 acre lot is selling for the average price of $435,000 but not so easy to find
  • lowest price - $270,000 for a CPR 1.2 acres in a gated subdivsion, private well water
  • 7 lots were CPR lots priced from $270,000 - $410,000
  • no short sales, no REO sales

  • 8 lots sold in the past 3 months priced from $300,000 to $733,334
  • none were oceanfront
  • DOM ranged from 77 - 235 with an average of 112 days
  • lowest price - $300,000 for a CPR 3 acres where you can build 1 cottage, off the grid
  • highest price - $733,334 for 6.3 acres, off the grid
  • 4 of the sales were on Burns Rd, a new off-grid neighborhood called Peahi Mauka
  • no short sales, no REO sales

  • 54 total listings priced from $300,000 - $12,000,000 (not including 40 pre-reserved 2 acre lots in the upcoming subdivsion in downtown Haiku, fronting Maliko Gulch)
  • lot size ranges from a 1/4 acre to 241 acres, with a median of 5.5 acres
  • 7 pending listings, priced from $300,000 - $540,000 with between 1/4 acre and 5.9 acres
  • 1 is bank owned - the lowest priced which is 5.9 acres for $300,000 and no water meter
  • only 16 parcels come with the coveted Maui County water meter, many have well water
  • 14 are oceanfront priced from $1,200,000 - $3,765,000 starting at 2.3 acres and up
